Investment Visa

Real estate ownership (freehold or leasehold) in Thailand generally does not provide any advantages when applying for a visa.

However, in some cases, property ownership may serve as a basis for obtaining a special type of visa — an investment visa.

Below we explain what is required for this.

Requirements for obtaining an investment visa:

  1. The total value of the property — one or several units — must be at least 10 million baht. This amount must be certified by the Land Department.
  2. The property must be registered in the name of a foreigner and be solely owned by them.
  3. If the property is acquired under a leasehold structure, an application for the visa can be made only after 3 years from the date of leasehold registration.
  4. You must retain payment documents confirming the transfer of funds into Thailand.
  5. Applications for the visa can only be submitted while holding a valid non-immigrant visa.

Family members of the investor (spouse, children, and parents) are also eligible to obtain an investment visa.

The investment visa is granted for one year and can be renewed for the same period as long as you remain the owner of property in Thailand with a total value of at least 10 million baht.
