Overview of Industrial Parks in Thailand

An industrial park is a specially designated area for manufacturing, managed by a single operator and equipped with production facilities and the necessary infrastructure.

Within an industrial park, there are typically two types of operational zones:

  • General Industrial Zone – intended for industrial and service operations, as well as related activities
  • Free Zone – offers additional benefits compared to the general zone, including permanent exemptions from import duties, VAT, excise taxes, and other fees on goods and services, including equipment, raw materials, and construction materials

Strategic Location

Industrial parks are usually located in areas with well-developed transport infrastructure, ensuring efficient movement of equipment, raw materials, and finished goods. They are often situated close to international seaports and airports.

Infrastructure and Utilities

Water Supply:
Daily water supply ranges from 8,000 to 50,000 cubic meters per park

Wastewater Treatment:
Capacity ranges from 8,000 to 40,000 cubic meters per day

Road System:
Roads are built according to standards set by the Industrial Estate Authority of Thailand, with widths from 16 to 18 meters and 2–4 lanes depending on the park size

Electricity Supply:
Each plot is typically provided with three 22 kV power lines

Telecommunications:
Industrial zones are equipped with landline systems, high-quality mobile coverage, and internet services

Gas Supply:
Most parks receive natural gas via pipeline from PTT Public Company Limited

One-Stop Service Center

The One-Stop Service Center was established under regulations of the Industrial Estate Authority of Thailand to support businesses operating within industrial parks—from land acquisition to full-scale production launch.

Services include:

  1. Providing up-to-date information about industrial zones in Thailand
  2. Assistance in obtaining permits, licenses, and incentives at various stages:
    • Land use approval
    • Factory construction
    • Start of operations
    • Tax exemptions for Free Zone operators
    • Movement of goods in and out of Free Zones
    • Land ownership registration
    • Visas and work permits for foreign specialists and their families
  3. Investment consulting and coordination with government authorities, including:
    • Thailand Board of Investment
    • Customs Department
    • Immigration Bureau
    • Ministry of Commerce
