An investment visa in Thailand is a solution for foreign nationals who own property in the country. Subject to meeting the established requirements, You can apply for an investor visa (Non-Immigrant B) and legally reside in Thailand.

Real estate purchase (Freehold)
To apply for the visa, You must:
- Purchase a condominium unit in a registered condominium
- Have a sale and purchase agreement registered with the Land Department
- Confirm full payment for the property
- Hold a title deed (chanote) indicating ownership
- The property value must be at least THB 3,000,000

Document requirements
All foreign documents must be:
- translated into English and notarized
or - translated into Thai and certified by an accredited translator
Original documents must be presented at the Immigration Office on the day of submission.
Current visa requirements
- If entering on a tourist visa (30 / 60 / 90 days), at least 20 days of permitted stay must remain in the passport
- Holders of a Non-B visa must notify authorities of status change at least 30 days in advance
