Investment Visa for Property Owners Valued from THB 3 Million

An investment visa in Thailand is a solution for foreign nationals who own property in the country. Subject to meeting the established requirements, You can apply for an investor visa (Non-Immigrant B) and legally reside in Thailand.

Eligible investments

Real estate purchase (Freehold)
To apply for the visa, You must:

  • Purchase a condominium unit in a registered condominium
  • Have a sale and purchase agreement registered with the Land Department
  • Confirm full payment for the property
  • Hold a title deed (chanote) indicating ownership
  • The property value must be at least THB 3,000,000

  • Completed application form
  • Photo (4×6 cm, 1 piece)
  • Copy of passport (all pages)

Property documents:

  • Sale and purchase agreement
  • Chanote (title deed), house book
  • Proof of full payment

Photographs:

  • In front of the building
  • At the apartment door (with unit number visible)
  • Inside the apartment
  • Property location map
  • Tax payment receipt from the Land Department

Visa for investor’s family members

Spouse
Condition: legally registered marriage

Documents:

  • Application form + photo
  • Applicant’s passport
  • Spouse’s passport
  • Marriage certificate

Children
Conditions:

  • Biological / adopted / spouse’s children
  • Unmarried
  • Living with the applicant
  • Under 20 years old

Documents:

Parents
Condition: age 50 or above

Documents:

  • Application form + photo
  • Applicant’s passport
  • Parent’s passport
  • Applicant’s birth certificate

Document requirements

All foreign documents must be:

  • translated into English and notarized
    or
  • translated into Thai and certified by an accredited translator

Original documents must be presented at the Immigration Office on the day of submission.

Current visa requirements

  • If entering on a tourist visa (30 / 60 / 90 days), at least 20 days of permitted stay must remain in the passport
  • Holders of a Non-B visa must notify authorities of status change at least 30 days in advance

Application process

  1. Collection and submission of documents for review
  2. Document verification and application approval
  3. Appointment scheduling
  4. Submission for a 90-day visa
  5. Visa extension (20 days before expiration)
  6. Obtaining a 1-year visa (12 months)

Note: To obtain an investor visa, You must visit the Immigration Office three times.

  • Investor visa (1 year): THB 40,000
  • Visa for each family member: THB 40,000
  • Additional program fee: THB 4,000
