Obtaining a Yellow House Registration Book

According to new legislation, having a Yellow House Registration Book may significantly reduce property taxes starting from 2020.

Conditions for Obtaining a Yellow House Book

(with a foreign owner’s name included)

You must be staying in Thailand on a long-term visa, such as:

  • retirement visa
  • work visa
  • Thailand Elite visa
  • guardian visa
  • dependent visa

Required Documents

  • Condominium title deed (Chanote)
  • Sale and purchase agreement
  • Blue House Registration Book
  • Passport
  • Two photographs

Additional Documents to Prepare

  • Residence Certificate issued by the Immigration Office
    (purpose: obtaining a house registration book – Tabien Baan)
  • A copy of your passport (first page) must be:
    • certified at your country’s consulate
  • The certified passport copy must then be:
    • translated, and
    • legalized at the Ministry of Foreign Affairs of Thailand

Additional Requirements

  • When submitting the application:
    • two Thai witnesses must be present
    • they must confirm the applicant’s identity
    • and provide their ID cards and house registration books
  • Personal presence is required:
    • when submitting documents
    • when receiving the documents
