When registering a real estate transaction with the Land Department, the following taxes and fees are paid separately and at established rates:
Taxes and Fees on Real Estate Transactions
1. Transfer Fee
- Sale: 2%
- Lease: 1%
- Comment: registration fee
2. Specific Business Tax
- Sale: 3.3%

- the seller is a company, or
- an individual has owned the property for less than 5 years
3. Stamp Duty
- Sale: 0.5%
- Lease: 0.1%
- Comment: applies if:
- the seller is an individual
- and has owned the property for more than 5 years
4. Withholding Tax
If the seller is a company:
- 1%
If the seller is an individual:
- 0–35% of income
- calculated based on a progressive tax scale
- depends on the holding period and depreciation
Property Ownership Tax
Property owners are required to pay annual land and building tax. The tax rate depends on the purpose of use and the value of the property.
Depending on its purpose, real estate is divided into the following categories:
- Agricultural properties
- Residential properties
- Vacant (unused) properties
- Other properties (commercial real estate)
Purpose: Agricultural Use
Property Type: Land and/or Building
- Up to 75 million baht — 0.01%
- 75–100 million baht — 0.03%
- 100–500 million baht — 0.05%
- 500–1,000 million baht — 0.07%
- Over 1,000 million baht — 0.10%
Purpose: Residential Use
Property Type: Land and Building (registered in house book)
- Up to 50 million baht — 0%
- 50–75 million baht — 0.03%
- 75–100 million baht — 0.05%
- Over 100 million baht — 0.10%
Property Type: Building (registered in house book)
- Up to 10 million baht — 0%
- 10–50 million baht — 0.02%
- 50–75 million baht — 0.03%
- 75–100 million baht — 0.05%
- Over 100 million baht — 0.10%
Property Type: Land and/or Building
- Up to 50 million baht — 0.02%
- 50–75 million baht — 0.03%
- 75–100 million baht — 0.05%
- Over 100 million baht — 0.10%
Purpose: Other Use
Property Type: Land and/or Building
- Up to 50 million baht — 0.30%
- 51–200 million baht — 0.40%
- 200–1,000 million baht — 0.50%
- 1,000–5,000 million baht — 0.60%
- Over 1,000 million baht — 0.70%
Purpose: Unused Property
Property Type: Land and/or Building
- Up to 50 million baht — 0.30%
- 50–200 million baht — 0.40%
- 200–1,000 million baht — 0.50%
- 1,000–5,000 million baht — 0.60%
- Over 5,000 million baht — 0.70%
The tax rate is applied to the appraised value of the property. The tax payment notice will be sent by the local administration at the location of the property.
