How to Obtain a Yellow House Registration Book in Thailand

Yellow house registration books indicating the name of the property owner in Pattaya can be obtained at the City Hall by providing the following documents and information:

Requirements

1. Long-Term Visa

You must be staying in Thailand on a long-term visa.
Those entering Thailand on a visa exemption stamp or tourist visa are not eligible to obtain a yellow house book.

2. Residence Certificate

You must obtain a Residence Certificate from the Immigration Office.
Purpose: obtaining a house registration book (Tabien Baan).

3. Passport

  • A copy of the first page of your passport must be:
    • certified at your consulate
    • translated into Thai
    • legalized at the Ministry of Foreign Affairs of Thailand

Important:
The name in Thai in the title deed (Chanote) and in the passport translation must be identical.

4. Proof of Personal Information

One of the following documents is required:

  • a guarantee letter from your embassy, or
  • a birth certificate, or
  • a family certificate, or
  • a document from the Land Department confirming property purchase, or
  • other documents confirming personal data, translated and certified by an authorized translator

5. Photos

  • Two photographs

6. Witnesses

  • Two Thai citizens must be present
  • They must:
    • confirm the applicant’s identity
    • provide their ID cards
    • provide their house registration books

Important Limitation

A yellow house registration book with a foreigner’s name can be issued for only one property.

For second and subsequent properties:

  • you will receive only a blue house book
  • without the foreign owner’s name

Benefits of Having a Yellow House Book

  1. Significant reduction in property tax rates starting from 2020
  2. Can be used as a Residence Certificate in certain situations
  3. In some banks:
    • simplified procedure for opening a bank account
  4. Possibly:
    • access to discounted services in public hospitals as a “local resident”
      (this information is not officially confirmed, but such cases have been reported)
