Everyone living in Thailand or planning a long-term stay eventually faces the issue of insurance. At a minimum, this includes health and accident insurance, since medical treatment in Thailand is quite expensive, and a hospital visit without insurance can result in a significant bill.
However, many people forget that it is important to insure not only health, but also real estate. Property insurance can significantly reduce the costs of restoring assets in the event of an accident.
What risks does property insurance cover?
Fires. This risk exists in every country, and no one is protected from domestic fires. In Thailand, there is also a seasonal factor — during the dry period (3 to 5 months), local fires are not uncommon due to heat and lack of rain, especially in northern and central regions.
Floods and tsunamis. Flooding occurs almost every year during the rainy season, especially in low-lying areas. It can damage not only houses but also apartments — for example, through balconies or poorly sealed windows. The risk of tsunamis is lower and limited to certain regions, but the consequences can be far more severe.
Break-ins and theft. This risk is universal and exists in any country or region. Insurance against burglary and theft is an important part of protecting your property.
What does a insurance policy include?
Insurance policies vary in price and coverage. Many insurance companies offer:
- Compensation for damages, including rental of alternative accommodation during repairs
- Compensation for valuable items, appliances, and electronics
- Liability coverage for third parties affected by incidents in the property
- Additional services, such as coverage for the health and life of neighbors and guests
Cost and examples
Property insurance in Thailand is relatively affordable — from 600 baht per year for minimal coverage to around 20,000 baht for comprehensive policies (depending on property size, location, and other factors).
Example of a policy costing 1,990 baht (about 60 USD) per year:
- Coverage for damage to structure, finishing, household items, and electronics — up to 500,000 baht
- Damage from electrical failures (short circuits) — up to 200,000 baht
- Burglary and theft — up to 200,000 baht
- Third-party liability — up to 2,000,000 baht
- Personal injury coverage — up to 200,000 baht
This plan may also include coverage for loss of devices (phones, computers, cameras), valuables, and partial reimbursement of rental costs during repairs.
What affects the price?
The cost of insurance depends on the insurer’s reputation and reliability, availability of English-language documents, English-speaking support staff, and other factors. Some companies are more foreigner-friendly and provide full documentation in English.
We recommend considering property insurance, especially if you do not live in the property permanently. Lack of regular supervision increases the risk of theft and other incidents.
