The InvestEast seminar titled “Real Estate Transactions: Preparation, Registration, Taxation. Theory and Practice.” took place on 16 March 2018 at the showroom office of developer Matrix Development.
This was the second event of the season, where we covered all key matters relating to the preparation and registration of real estate transactions in Thailand, with examples from both theory and practice.
Real estate in Thailand has long been well known to Russian-speaking buyers. During the strongest market periods, Russian-speaking investors accounted for up to 25% of the Pattaya property market.
Although it may seem that there should no longer be any unclear issues in laws or procedures, questions continue to arise regularly from both buyers and property owners.
Laws in Thailand do not change frequently. However, clarifying regulations are constantly issued, and internal rules of government authorities are regularly updated. As a result, procedures also change.
We always stay informed of the latest developments and are pleased to share our experience with you.
During the seminar, we discussed the following topics.
- Forms of property ownership available to foreigners. Individual ownership, company ownership, or leasehold: what to choose.
- Procedures for registering transactions, protection of the parties’ interests, and preparation of documents.
- Taxation of transactions and how to reduce tax exposure legally.
- How to protect your interests and rights when property is registered under a company.
- For citizens of the Russian Federation: declaration of foreign bank accounts to the Russian tax authorities, declaration of overseas property and shares, and how to avoid unnecessary risks.
- Rental activity: what to do if you own five or more units.
- Hidden risks in purchasing, owning, and selling real estate.
The seminar was attended by potential property buyers, existing owners, representatives of real estate agencies, and developers.
