Visa Changes: Investment Visa, Thailand Elite, LTR

In early October 2026 the terms of three visa programmes most commonly used by foreign investors in Thailand were changed.

One-Year Investment Visa

Issuance of visas to owners of property worth 3 million baht or more has been suspended. The letter from Longstay arrived on Monday, and applications stopped being accepted the same day; no time was allowed to complete applications already under way. The reason given is a change of leadership at the Immigration Bureau, and clarification is now awaited from the relevant authorities on the procedure for issuing these visas. Neither the timeframe nor any changes to the procedure have been specified, and no resumption is expected before the end of October.

Thailand Elite

The temporary Bronze package has been extended until 31 December 2026: five years for 650,000 baht instead of the standard 900,000 baht.

Ten-Year LTR

No official changes to the rules or procedures have been announced, although the applicant portal now looks different. Our own experience is that documents are being checked considerably more closely for image editing, and that applications under the Wealthy Pensioners category are examined more carefully to confirm that the income is genuinely passive.

Until the investment visa resumes, the LTR is once again the only visa available on the basis of holding property, shares or bonds.
