Thailand Investment Visa Applications Have Resumed!

On October 26, 2026, we received official confirmation from Thailand Longstay, the visa program operator, that investment visa applications had resumed.

Applications are once again being accepted in Phuket and other provinces of Thailand. We are also continuing to process previously submitted applications.

Bangkok remains an exception. Investment visa applications in Bangkok are still on hold.

Investment Visa Requirements Remain Unchanged

1. Eligibility Based on Property Rights

The investment visa is issued based on registered property rights in Thailand:

  • Freehold ownership;
  • Leasehold;
  • Sap Ing Sith (a registered right to use immovable property).

2. Minimum Investment Amount

THB 3,000,000.

Only property rights officially registered with the Thai Land Department are eligible.

3. Property Registration Date

Property rights must have been registered in the foreign applicant’s name on or after October 1, 2025.

4. Visa Validity Period

The initial visa is issued for 3 months.

It can then be extended for 12 months, with subsequent annual extensions available, provided the applicable requirements continue to be met.

5. Opening a Bank Account

The investment visa allows holders to open a bank account in Thailand after obtaining the 12-month visa extension.

6. Leaving and Re-entering Thailand

The 12-month investment visa is multiple-entry.

A separate Re-entry Permit is not required.

7. Working in Thailand

The investment visa does not grant permission to work in Thailand.

8. Family Members

The following family members may join the main applicant:

  • Spouse;
  • Children under 20 years old;
  • Parents aged 50 and over.

How Does the Investment Visa Application Process Work?

The application procedure also remains unchanged.

It involves preparing the required documents, confirming registered property rights, submitting the application, and subsequently extending the visa.

The process remains complex and time-consuming, so it is important to consider the time required for each stage when planning your application.

Following the temporary suspension, investment visa applications based on property investments of at least THB 3 million have resumed in Phuket and other provinces of Thailand, with Bangkok remaining on hold.
